At ManageMe, the health and safety of our staff, clients and community remain our top priority. As you are aware, Queensland is now on the Road to Recovery from Coronavirus (COVID- 19). Even though restrictions are easing, we still need to be vigilant and ensure we are COVID Safe.

ManageMe Team

Supporting our ManageMe team during this crisis ensures that we are well-equipped to support our rental property owners, tenants and contractors during these uncertain times. As part of the COVID Safe requirements, the ManageMe team follow stringent safety measures to keep themselves, our clients and our community safe. These measures include the use of masks, temperature checking, social distancing, contactless management (wherever possible) and ongoing monitoring of COVID Safe protocols and community transmission.

Property Owners

Due to the recent COVID-19 pandemic, we have made changes to our Property Management services for property owners. We aim to ensure that the ongoing management of your property remains as effective as possible. At the same time, the safety of our team and clients is our top priority.

We have implemented changes to make our property management services contactless. These changes include the introduction of contactless contracts with e-signatures and contactless property showings and inspections. Over the next few months, we will continue to introduce more new technology in our effort to prevent the spread of the virus.

The following measures are now in place for our day-to-day operations:

Property Showings

We will continue to hold property showings with precautionary procedures in place.

Property Inspections

In-residence property inspections have resumed. However, to avoid unnecessary contact, we have implemented new technology to assess the care and presentation of rental properties. Tenants will conduct two inspections per year with the portfolio manager reviewing the report and photos to analyse the condition of the property. As well, your assigned portfolio manager will conduct an annual physical inspection.

Rent Arrears

Our priority is having your rent paid on time, every time. We will continue to apply our normal arrears procedures and manage tenant hardship in accordance with legislative guidelines.

To protect the health and wellbeing of our ManageMe team, we have closed our office to the general public. We are still contactable via phone and email during normal business hours. Additionally, you can book video meetings via Skype or Zoom.

Tenants

Due to the recent COVID-19 pandemic, we have also made changes to our Property Management services for tenants. The following measures are now in place for our day-to- day operations:

Rent Payments

If your ability to honour the financial terms of the lease agreement on your property changes for any reason, then we require you to advise us immediately via email.

Should your financial circumstances change, you will need to provide us with a copy of proof confirming changes to your income. Please contact the relevant government department immediately to seek rental assistance and remember to keep us informed.

You are reminded at this time that your tenancy agreement is a legally binding contract. Failure to honour that contract, including non-payment or short payment of rent, is considered a breach of your tenancy. To maintain your rental payment history records, you must continue to pay your rent as per your General Tenancy Agreement (Form 18a).

Vacating Tenants

Your portfolio manager will advise you of your requirements and agenda for vacating your property, including key return, exit condition report and exit inspection.

Tenants Moving In

Your portfolio manager will advise you of your requirements and agenda for signing your tenancy agreement, tenant induction, entry condition report and key collection.
